Changing skyline of Nashik - Shelter 2012



Though the real estate industry is facing recession in the country and property prices have reverted to some extent in some cities,but Nashik city is an exception to this.The real estate growth in Nashik is slow but steady


 The real estate market in the city has gradually started picking up since Dussehra and around 1,000 flats have been either sold or booked across all locations in the city, according to reliable sources.
    According to experts, the real estate sector in Nashik city is expected to grow at the rate of 25 per cent a year for the next four years.
    President of Nashik unit of the Confederation of Real Estate Developers'Association of India (CREDAI) Kiran Chavan, says, "The real estate sector is facing a slowdown for the past few months and real estate prices have reverted in Mumbi and Pune. But the situation in Nashik is not like those of Mumbai and Pune. The realty rates in Nashik have not reverted and they are constant. In Nashik, there was no investment from the investors' class and that's why there was no artificial rise in the real estate prices."
    Chavan further says, "Presently, there is no land available in the city and customers are seen preferring flats at large. Out of total residential properties sold in the city, flats contribute 90 per cent, while row houses and bungalows share 5 per cent each."
    The land prices in Nashik have increased by three to 20 times in different parts of the city in the past six-seven
years. The land prices, which were in the range of Rs. 1,100 to 15,000 per yard (nine square feet) in different parts of the city in the past six-seven years, have increased today in the range of Rs. 7,000 to 35,000 per yard.
    "For the past many years, Shelter Property Exhibition has been showcasing the growth of Nashik. This property exhibition has truly become a mirror of Nashik's development. Visitors at the exhibition are sure to tell all their friends, relatives about what Nashik has in store when it comes to property. Visitors from Mumbai too will be convinced to own a property in Nashik as it takes just over two hours to reach Nashik from Mumbai while traveling from one place to another in Mumbai also consumes the same amount of time. The icing on the cake is that homes in Nashik are affordable, which is not the case in the financial capital." Says Director of Suyojit Infrastructure, Anant Rajegaonkar
    Jayesh Thakker, convenor of Shelter Exhibition says, "Nashik is a great city to live-in for various aspects. Apart from the great climate, education and employment opportunities, medical facilities and recreational facilities among other things, the internal road connectivity is great. The icing on the cake is that Nashik has homes for all the economical sections of the society, which would be exhibited at the Shelter property exhibition.”

    SHELTER 2012 REALTY EXPO TO SHOWCASE
    AROUND 400 RESIDENTIAL PROJECTS
    
The real estate expo- Shelter: 2012- which is being held during Dec. 20 to 23 in Nashik at Dongare Vastigruh Ground, Gangapur Road, Nashik will showcase 400 residential projects, with around 7,000 flats, row houses and bungalows.
    Speaking to TOI, President of CREDAI Nashik Kiran Chavan said, "The realty expo- Shelter is our biennial event and this is our eighth event.The realty expo will include total 262 stalls and all stalls have been booked so far.Out of 262 stalls,232 stalls will be from builders, while rest of the 30 stalls will belong to building material suppliers. We are expecting good business being generate throughout the year.
    Our aim is to showcase the properties under one umbrella that will help those who are in search buying home of their dream within the budgets. This will help customers to find out the properties on the locations they want and they will have more options at a time. This will also help them to get the properties at reasonable rates.
